Dear Landlords,

I wanted to take the time to convey the systems and updates during these testing times and any potential problems that we may encounter:

Rent

Obviously the biggest fear from a landlord’s prospective is a tenant not being in a position to maintain their rent during this difficult period, this will boil down to their individual employment circumstances and how long / how far the government go with there intended scale backs/lock downs. Are objective is to try and keep all tenants up to date with rental income. The government has suspended evictions during this national crisis and has extended payment holidays  to the buy to let sector, so it may be worth speaking with your relevant mortgage lenders and clarifying, in case such a situation presents itself, again If you have a rent guarantee insurance, it may be prudent to make initial enquiries regarding the current circumstances that the country finds itself in. If your tenant finds themselves unfortunately being in this  position, landlords and tenants will be expected to work together to establish an affordable repayment plan, taking into account tenants’ individual circumstances at the end of this difficult period.

Maintenance

We will continue to manage maintenance as quickly as possible, this will of course depend on A) the nature of the maintenance request B) how safe it will be for a contractor to attend to complete the maintenance request.

Gas Safety Certificates

As a precaution, and in the event that the Government introduces a lock down, we are arranging for any Gas Safety Certificates due between now and Mid-May to be carried out as soon as possible. Again this will be down to the contractor and the individual circumstances of tenants that are living in their dwellings.

Government Lock Down

Empty Property Viewings/Quarterly Inspections

The health of our staff and tenants/prospective tenants is paramount, currently we are running a full service with regard to the above, subject to clients passing a screening process and tenants in situ are happy for us to attend, this is an ever changing challenging period and we will review on a daily basis.
