Agency Agreement For David Robinson Residential Lettings
Additional items and other expenses will be charged according to the scale of fees defined below.
Set up Fee (Reduced from standard to the following) £300 including VAT
Management Fee (unfurnished) 12% including VAT **
Management Fee (furnished) 18% including VAT ***
Administration Charge & Re-Let £168 including VAT
Minimum Fee (in case of early termination) £300 including VAT
Tenant Find Service (ONLY) £594 including VAT
Energy Performance Certificate £90 including VAT
Video/Photograph Inventory £120 Including VAT
Reports To Deposit Protection Scheme £180 Including VAT min
Electrical Safety Inspection £144 Including VAT
Legionnaires Risk Assessment £102 Including VAT
** If the monthly rental is £600PCM then the fee's would be £72.00 Including VAT
*** If the monthly rental is £600PCM then the fee's would be £108.00 including VAT
Should the agreed rental be higher or lower than the example price, our commission fee will be correspondingly higher/lower.

Tenant Fees and protection information
As well as paying the rent, you may also be required to make the following permitted payments:
Permitted Payments:
Pre tenancy Starts (payable to David Robinson Estate Agents LTD)
Holding Deposit: An amount equal to one week’s rent.
Deposit: An amount equal to five week’s rent. (payable on signing of the tenancy agreement)
During The tenancy (payable to David Robinson Estate Agents LTD
Payment of £50.00 plus VAT or reasonable costs, if higher if you want to change the tenancy agreement.
Late payment may result in extra charges being applied at a weekly rate of no more than £50.00 per 7 days the rent is overdue.
Payment in the event o loss of keys for replacement and/or repair of keys/security devices.
Early Termination of the tenancy
Payment of the landlord’s cost of re-letting the property plus unpaid rent outstanding on the tenancy from the time of termination until the time of a new tenant moving in. A maximum amount of unpaid rent payable will be the amount outstanding to the end of the contracted tenancy term.
During the tenancy (payable to the utility providers)
Utilities – Gas, electricity, water
Communications – Telephone and broadband
Installation of cable, satellite, TV aerial
Subscription to Cable, Satellite, TV licence
Council Tax
Other Permitted Payments
Any other permitted payments not included above under the relevant legislation including contractual breaches and damages.
Damages
The tenant(s) will be liable for any damages to any part of the property caused by the tenant. The costs of repairs of any such damages and/or missed contractual appointments will be billed directly to the tenant(s) and will be deducted from the deposit if they are unpaid at the end of the tenancy. Court action may be taken by the landlord against the tenant to recover such unpaid costs during the tenancy.
